Epoxy Flooring and Garage Floor Epoxy in Katy, TX

Reviewed October 29, 2026.

Epoxy flooring in Katy covers two kinds of floor: the garages and patios of a city where the Census Bureau's ACS 2020-2024 counts 7,228 detached houses among 8,495 housing units, and the warehouse, plant, school and clinic floors along Interstate 10, U.S. 90 and the Grand Parkway. The Handbook of Texas entry for Katy puts the town on Interstate Highway 10 and U.S. Highway 90 at the meeting point of Harris, Waller and Fort Bend counties, twenty-five miles west of downtown Houston. The City calls itself the hub of those three counties. The county an address lies in can change which office's rules apply, so we check before work starts.

Before we price a floor, we come out, measure it and test the slab; the written quote that follows is free.

Katy's housing runs from before 1940 to this decade, so garage floor epoxy here meets slabs of every age. Table B25035 of the ACS puts the median year built at 2003, and table B25034 counts 2,503 units from the 2010s and 932 from 2020 or later beside a long tail of older ones. An older slab can carry oil, old coatings and no moisture barrier; a new one may still be drying out, and our Fulshear town page sets out the cure and joint timing for brand-new slabs. Either way the moisture test comes first, by whichever method the chosen coating's sheet specifies, and the system follows from the reading.

From a 1970s Katy garage to a new warehouse slab, we measure and test the floor first, then send a free written quote. Call (281) 393-4612 Get a Free Quote

Katy's rice-and-rail past, three counties, ground and City rules

Katy grew from a rail stop on the rice prairie. The City of Katy's history page dates the first settlement, called Cane Island for the creek that runs through it, to 1872, and the town site to 1895, "supposedly" named for the M-K-T Railroad. The Handbook of Texas has the Missouri, Kansas and Texas through the site by the end of 1893, rice farming introduced in 1901 in place of cotton, peanuts and corn, the Katy gas field's discovery well in 1934 and the Humble plant running from 1943; the city incorporated in 1945. The depot, finished in 1898, appears on the City's museum list as the MKT Railroad Depot Museum, and the 9,600-square-foot Katy Heritage Museum keeps vintage farm equipment.

Most Katy homes are detached and owner-occupied. Of 8,495 housing units, 7,228 are detached, about 85 percent by our arithmetic from ACS table B25024; QuickFacts gives an owner-occupied rate of 80.7 percent and a median owner-occupied value of $401,700, and table B25018 puts the median at 6.7 rooms. Cars are many: among 6,412 owner households, table B25044 counts 3,239 with two vehicles and 1,538 with three. Population rose from 21,894 in the 2020 Census to an estimated 28,373 on July 1, 2025, by QuickFacts, a 29.7 percent rise from the estimates base. Our Sugar Land numbers page puts Katy's housing rows beside the county's.

Katy's ground and water reach past the city line. The NRCS series description of the Katy soil, for a soil that carries the town's name and is typed in Fort Bend County, describes very deep loamy soils from the Lissie Formation on nearly level flats, used for crop production, mostly rice, and for livestock, and mapped mainly from the Brazos River to the San Jacinto. The Harris-Galveston Subsidence District home page describes a district the Texas Legislature created in 1975 to regulate groundwater withdrawal in Harris and Galveston counties, which takes in Katy's Harris County part. The Fort Bend part falls under the Fort Bend Subsidence District, created in 1989. The NWS Hurricane Harvey summary lists 36.70 inches at the gauge it labels 5.20 E Katy and 37.23 inches near Waller.

The City of Katy runs its own permit office. Its City Codes page lists the 2021 International Building, Residential, Energy Conservation and Fire Codes with the 2023 National Electrical Code, adopted by reference in Ordinance 3116 in October 2023, along with 2021 editions of the existing-building and property maintenance codes. Its Permits and Building page requires permits for "all new construction, remodeling or roofing" and for garages and workshops, sidewalks, driveways and patios, lists no exemptions, and does not mention flooring or floor finishes, so we ask the City before a floor job begins. Districts such as Cane Island, Young Ranch and West Ten Business Park are Planned Development Districts with their own ordinances and building packets.

Garage floor epoxy on Katy slabs from the 1950s to the 2020s

A Katy garage slab can be seventy years old or a few months old, and its age decides the preparation. Stonhard warns that "With concrete slabs that are over 25 years old, there is a risk that a moisture barrier was not installed", which takes in every Katy house built before 2000, the 1,302 units from the 1990s and the 869 from the 1980s among them (ACS table B25034). On those floors the moisture reading carries extra weight: a slab over the limit on the coating's data sheet gets a moisture-mitigating primer, priced as its own line on the quote. Our garage floor epoxy page lays out the flake and solid-color systems.

Old garages also hold what decades of cars leave behind. An H&C-authored trade article says paraffin from hot tires "penetrates into the surface of the concrete only 1/16 or 1/8 inch deep", and in a Sherwin-Williams article titled "Which Floors Should Not Be Epoxy Coated?", previously coated slabs and slabs carrying sealers or hardeners call for special preparation, so the slab is diamond-ground through residue and old coatings; acid etching, Sherwin-Williams notes, "cannot remove curing compounds or many contaminants". Katy households keep several cars, with 1,538 of the 6,412 owner households holding three (table B25044). HomeAdvisor's June 2026 national table puts a 750-square-foot three-car garage at $2,250-$9,000; no survey prices Katy, and our national cost tables carry each row's date.

Heat is Katy's other garage factor. The NWS climate summary for Houston Intercontinental counts days at or above 90 degrees F: a 1991-2020 normal of 111.3 a year, and 145 in 2025. Those are outdoor air figures, not slab readings, and Stonhard notes that "Exposure to sunlight can cause discoloration and fading to your floor". Sherwin-Williams' ArmorSeal 1000 HS sheet says "Epoxy coatings may darken or yellow following application and curing", and Sika's Sikafloor-264 sheet says it "Will discolor over time when exposed to sunlight (UV)", so a garage that takes afternoon sun is a case for a UV-stable clear coat, a urethane or a polyaspartic, over the epoxy.

Polyaspartic coatings for Katy garages, patios and retail floors

Polyaspartic coatings earn their place in Katy where sunlight or a short shutdown is the problem. Citadel writes that polyaspartic topcoats are "Preferred in residential garages, retail spaces, and showrooms due to their fast cure, UV stability, and glossy finish", and Katy's retail floor includes the Katy Mills Planned Development District on the City's list and, in the wider Katy area, LaCenterra at Cinco Ranch, which the Katy Area EDC describes as a 34-acre, 300,000 square foot Main Street style mixed-use development. A line-by-line comparison with epoxy sits on our polyaspartic floor coating page.

Speed comes with a short working time, and heat shortens it further. Laticrete warns that higher temperature or humidity "will shorten working time, dry time and recoat windows", and Concrete Decor reported a polyaspartic thickening "Within 20 to 30 minutes". Every monthly morning average in NOAA's 1969-2018 humidity table for Houston Intercontinental is 85 percent or more, and every afternoon average falls between 56 and 62 percent, while Citadel's RG-80X sheet asks for "RH less than 75%". Station air is not garage air, so humidity, dew point and slab temperature are measured on site before each mix; our slab and humidity guide sets that station's humidity against the coating sheets' limits.

Patios bring their own question. The City's Permits and Building page lists patios, driveways and sidewalks among work that needs a permit; coating an existing patio is not named either way, so we put that question to the City before work starts. Laticrete cautions against polyaspartics wherever "a breathable concrete sealer is specified", since they "will not breathe", so a Katy patio that stays damp from below may get a penetrating sealer instead of a film.

Metallic epoxy for Katy game rooms, salons and showrooms

Metallic epoxy suits Katy floors meant to be looked at: a game room or office on a house slab, or a salon, showroom or dining room in districts such as Katy Main Street and Katy Boardwalk, both on the City's list of Planned Development Districts. Westcoat writes that Liquid Dazzle "is designed for use in hotels, casinos, showrooms, salons, restaurants and residential floors", indoors only by its own specification. Houses here run from $200,000 to over $1.5 million on the City's Neighborhoods page, and their slabs range from pre-1950 concrete to this decade's. Our metallic epoxy floors page explains the layers.

The older the slab, the more work goes into it first, because a metallic coat shows everything below it. Sherwin-Williams writes that its Resuflor Topcoat Metallic II "is a smooth system - substrate imperfections must be corrected or they can reflect through the system", and it requires a pigmented base coat "to serve as a canvas". In a Katy house from the 1970s, of which the ACS counts 993, that can mean filling old cracks, patching holes and grinding off adhesive from earlier flooring before the base coat goes on at 8 mils; for the metallic layer, Sherwin-Williams writes "One gallon of Resuflor UVE will cover: 100 square feet at 16 mils wet".

Care follows the makers' words. Westcoat allows interior metallic floors to be "dust mopped daily or mopped using a neutral pH cleaner" and calls for resealing the system every 3 to 5 years depending on traffic and UV exposure, and Laticrete says walk-off mats "inside and outside" help a coated floor last. For a Katy business reopening after the work, Westcoat's specification reads "Light foot traffic may be permitted in 12 hours, normal traffic in 24 hours and vehicle traffic in 72 hours", and the written quote dates each of those steps.

Commercial floors in Katy: schools, clinics, kitchens and offices

Schools and hospitals employ thousands in the wider Katy area that the Katy Area EDC covers. On the Katy-area employer list that Harris County's economic development division prepared in November 2025 and the EDC posts, Katy Independent School District counts 14,000 employees, and the EDC says the district serves over 90,000 students in 74 schools. Its healthcare page counts over 7,000 healthcare jobs in the area, the 208-bed Memorial Hermann Katy, Houston Methodist West with over 200 beds and the Texas Medical Center-West Campus on 170 acres, opened in January 2011. Our commercial epoxy flooring page covers systems for clinics, kitchens and offices.

A restaurant kitchen answers to the State's food rules, which take in the 2017 FDA Food Code; in the Texas DSHS Quick Reference, Food Code 6-101.11 asks for floors that are "smooth, durable, and easily cleanable" and nonabsorbent indoors, and 6-201.13(A) asks for floor and wall junctures to be coved. Who reviews a Katy restaurant's plans is a question for the City: Fort Bend County Environmental Health lists Katy among the cities where it "does not have jurisdiction", and the City of Katy pages we read do not set out a food permit process, so we ask the City before a kitchen floor is scheduled.

Tax on a Katy business floor follows the Comptroller. The Comptroller's publication 94-116 taxes the total charge for nonresidential repair or remodeling, its publication 94-105 tells sellers to collect local taxes "based on the location of the job site", and the Comptroller's transit table lists Katy among the Houston MTA's participating cities at a 1 percent rate. Our written quote carries the tax line, and the Comptroller or a tax adviser answers questions about a particular job. At wet entries, OSHA's general industry rule at 29 CFR 1910.22(a)(2) says "The floor of each workroom is maintained in a clean and, to the extent feasible, in a dry condition", and Sherwin-Williams writes that aggregate in a topcoat gives "a modest degree of slip-resistance".

Distribution and manufacturing set Katy's industrial floors. In the wider Katy area its EDC covers, over 7,000 people work in distribution and logistics in a little under 300 firms, among them one of FedEx's largest ground hubs with over 850 employees, an 800,000-square-foot facility built in 2020 that the EDC expects to employ more than 3,000 at full capacity, and the $100 million medical-grade distribution center Medline opened in 2021. Manufacturing adds over 12,000 workers in more than 300 firms, with Igloo named by the EDC as the largest, and a Union Pacific branch line industrial lead track runs from the City of Katy toward Sealy. Our industrial epoxy flooring page covers the systems.

New distribution slabs and old plant floors start differently. On new concrete, Metzger/McGuire passes on ACI and PCA advice to wait 60-90 days before filling joints, and NRMCA's CIP 6 warns that "Joints in industrial floors subject to heavy traffic require special attention to avoid spalling of joint edges". Wheel type then sets the build: Sherwin-Williams writes that under heavy machinery companies often standardize on quarter-inch, aggregate-filled epoxy, and that a thin coating's low film build gives poor chemical, impact and traffic resistance. For aisles, a 1972 federal OSHA interpretation letter recommends a width "at least 3 feet wider than the largest equipment to be utilized, or a minimum of 4 feet", with lines in any color that clearly defines them.

The Katy area has hangar floors too. The EDC lists Houston Executive Airport, about one mile north of Interstate 10 on the Katy ISD border, with 6,610 feet of runway, and West Houston Airport with a 4,000 foot runway. Where acids or solvents can reach a slab, a novolac epoxy topcoat is one answer; Dur-A-Flex's Dur-A-Glaze Novolac builds 8 to 16 mils per coat, with full chemical resistance only after 7 days at 70 degrees F, so the area is kept free of chemicals for that week. Before work starts, the permit office for the address, City of Katy or county, gets our call.

Stained concrete in Katy's older houses and historic downtown

Katy keeps a stock of older interior slabs: the ACS counts 376 housing units from the 1960s, 274 from the 1950s, 46 from the 1940s and 48 from 1939 or earlier (table B25034), and the City's history page counts more than a dozen historical homes and buildings in downtown Katy and says the local Texas Sesquicentennial Committee researched Katy's ancestral homes and put up markers in 1986. A stain goes into the concrete rather than on top of it, so an old slab's marks stay part of the look. Our stained concrete floors page explains the two stain types.

Bare concrete comes first. Carpet, tile and their adhesives come up, then everything on Sherwin-Williams' Form G-1 removal list, "oils, grease, wax, sealers, curing compounds, laitance, salts", is ground off with diamond tooling. A dye, in the Concrete Polishing Council's glossary, "penetrates into the concrete while it is in solution", so the ground surface is checked with the water drop test, ASTM F3191: in Sika's description, a drop absorbed in under a minute reads "Porous/Absorptive". HomeGuide's February 2026 national survey puts stain on an existing floor at $3-$15 per square foot.

Sealers carry air rules here. TCEQ's page on surface coating processes puts all three of Katy's counties, Harris, Waller and Fort Bend, inside its Houston-Galveston-Brazoria area, where 30 TAC Chapter 115 rules limit "the VOC content of coatings applied to various substrates"; that page does not name floor coatings, while EPA's national limits in 40 CFR Part 59, Subpart D, cap floor coatings and sealers at 400 grams of VOC per liter. On the visit we chart every crack and patch, and the written quote says which of them a stain will leave visible.

Polished concrete for Katy campuses, schools and distribution floors

Polished concrete suits large, dry, indoor floors, and the Katy Area EDC lists plenty of them: the University of Houston at Katy's three-story, 80,000-square-foot building on 46 acres near the Grand Parkway and Interstate 10, Houston Community College-Katy on a 24-acre tract across the street, MD Anderson West Houston's 260,000-square-foot campus and outpatient center, and the 74 schools of Katy ISD. The shine comes from the slab itself: Concrete Decor describes the gloss as "generated from the concrete's flat surface profile rather than created by artificial means". Our polished concrete floors page sets out the full grading.

The Concrete Polishing Council grades a finish twice. Gloss runs from Level 1, ground and flat, to Level 4, highly polished, by distinctness-of-image readings taken on bare concrete with an image clarity meter (ASTM D5767), and aggregate exposure runs from Class A, 85 to 95 percent cement fines, to Class C, 80 to 90 percent full aggregate. The Council's Position Statement #2 found that slip resistance "is not affected by the aggregate exposure class but does vary based on the gloss level", which matters in a school corridor or clinic hall that is mopped often.

Upkeep is a daily habit. A 2009 Concrete International piece that the ASCC posts calls for daily dust mopping, since "Dirt and grime can dull a polished floor quickly by abrading the surface", and warns against highly alkaline or acidic cleaners. Grinding dust is regulated by OSHA's 29 CFR 1926.1153, where Table 1, entry (xiii), offers two set-ups for floor grinders, an integrated water feed or the manufacturer's dust collection system with a filter of at least 99 percent efficiency, and adds HEPA vacuuming between passes indoors.

Concrete resurfacing and flood-damaged slabs in Katy

Two recent floods hit the counties Katy straddles, and any slab that stood under water gets cleaning, repair and a moisture test before a new surface goes on. The NWS Houston/Galveston Hurricane Harvey page reports that the Addicks and Barker reservoirs on Buffalo Bayou both reached record pool elevations, flooding homes and businesses upstream and downstream, with significant flooding behind Barker that included Cinco Ranch. NWS Storm Data for April 2016 records devastating flooding in parts of Harris, Waller and Fort Bend counties, with 10 to 20 inches of rain, mainly over a 12-hour period, in northwest Harris and Waller. Patch and resurfacer choices, each with its wait before traffic, are on our concrete resurfacing page.

Resurfacing answers specific defects, and the concrete bodies name a cause for each. NRMCA's CIP 1 traces dusting, a powdery surface, to finishing while bleed water is on the slab, to insufficient curing, and to carbonation from gasoline engines or generators run in a closed space; PCA's IS177 says a thin overlay or surface grinding can usually remedy a scaled surface where sound, air-entrained concrete lies below, and blames many spalls on improperly built joints and corroded reinforcing steel. For a sound but worn floor, ARDEX's CD dressing goes on between 1/16 and 1/8 inch thick and should be sealed afterward, and Euclid's Euco Re-Cover opens to foot traffic in 4 hours at 75 degrees F.

Some slabs are past a new surface. A slab that crumbles, rocks, heaves or sinks is, in Wolverine Coatings' words, "an unlikely candidate for coating without repair", and an ACI FAQ says active cracks "need to be stabilized to avoid being reflected through the topping". Replacing a driveway, patio or sidewalk slab is work the City of Katy's Permits and Building page names as needing a permit; resurfacing an existing floor is not named there, so we ask the City's permit office before the work.

Katy floor coating questions

What does garage floor epoxy cost in Katy?

No published survey prices Katy, so the figures to compare against are national. HomeGuide's December 2024 garage coating page lists a 20x20 two-car garage (400 square feet) at $1,600-$4,800 and a 24x24 (576 square feet) at $2,300-$6,900, and its February 2026 epoxy page gives $4-$10 per square foot installed. Old coatings, crack repair, flake and a moisture-mitigating primer move the total. The full set of dated survey rows is on our cost page, and your figure is the written quote that follows our visit.

Is a City permit needed to coat a garage floor in Katy?

Ask the City first. Katy's Permits and Building page requires permits for new construction, remodeling, garages and workshops, driveways, sidewalks and patios, lists no exemptions, and says nothing about floor coatings or other finish work. Because the page is silent, the question goes to the City's permit office before work starts, and we check the address's floodplain status at the same time. Outside the city limits, the county that holds the address governs instead.

Which county's rules apply to a floor in Katy?

Inside the city limits, the City of Katy's own code applies in all three of its counties; outside them, the county that holds the address governs. Fort Bend County Environmental Health, for one, has no jurisdiction inside Katy, while on unincorporated Fort Bend land the County's Engineering Department issues development permits and its Flood Damage Prevention Regulations apply. For Harris or Waller County land outside the city, that county's offices decide, and we confirm with whichever government holds the address before work begins.

Will an epoxy coating hold over a cracked Katy garage slab?

Yes, once the cracks are sorted and repaired, though some may still show. ICRI's repair terminology separates a dormant crack, "not likely to become active in the future", from an active one that is "still moving". The dormant ones get a filler ahead of the primer; for hairline work, Sika's gravity-fed Sikadur-55 SLV reaches widths as small as 2 mils, yet Sika rules it out for "dynamic cracks". Your written quote names the cracks likely to stay visible.

When can I park on a newly coated Katy garage floor?

As long as the product's data sheet says at the slab's temperature, usually days rather than hours for epoxy. Sherwin-Williams' ArmorSeal 1000 HS sheet waits 48-72 hours before heavy traffic at 77 degrees F, and 4-5 days in the sheet's 50 degrees F column; Westcoat's EC-36 sheet lists wheel traffic at "72 hr. @ 72 degrees F"; and a polyaspartic such as Laticrete's Spartacote Flex SB takes vehicles at 24 hours. HomeGuide's February 2026 national survey puts the wait before cars at 2 to 7 days. Our quote gives your floor's vehicle time in writing.

The Texas Heritage Parkway links the Katy Freeway to FM 1093, Fulshear's road east toward Houston, and the City of Fulshear counts the trip to the Katy Houston area at 20 minutes. TxDOT's Segment D of the Grand Parkway runs 17.4 miles from US 59 in Sugar Land north to the Katy Freeway near Katy, and Richmond's development corporation says the parkway borders Richmond's east side.
