Epoxy Flooring and Garage Floor Epoxy in Fulshear, TX

Reviewed October 29, 2026.

Epoxy flooring in Fulshear is mostly work on young concrete. The Census Bureau's American Community Survey (ACS) 2020-2024 puts the median year built of Fulshear's housing units at 2016 (table B25035), the year that splits them into an older and a newer half, and of 10,121 units, 7,286 went up from 2010 to 2019 and 1,997 in 2020 or later (B25034). A young slab is still giving off water. Sherwin-Williams' surface preparation guide, Form G-1, says "the industry standard for curing concrete is 28 days" and warns that this may not let enough excess moisture leave a slab before a non-permeable floor goes on. So garage floor epoxy in a new Fulshear house starts with a moisture test, by the method the coating's own data sheet names, before any system is chosen.

Before we price a floor, we come out, measure it and test the slab; the written quote that follows is free.

Few cities of its size have grown as fast. QuickFacts counts 1,134 residents in the 2010 Census, 16,856 in 2020 and an estimated 64,630 on July 1, 2025. The Census Bureau's May 14, 2026 release on city growth ranks Fulshear second by percentage among cities and towns of 20,000 or more for the year to July 1, 2025. The City sits in northwest Fort Bend County at the crossroads of FM 359 and FM 1093. We coat garages, patios and porches, shops, restaurants and warehouse floors here, and each address is checked with the body that governs it, the City of Fulshear inside its limits or Fort Bend County outside them, before any work starts.

Fulshear's young houses, Katy-series ground and City permit rules

Fulshear stayed a small farm town for most of its two centuries, so very few of its slabs are old. The City's history page dates the founding land grant to July 16, 1824, the railroad right-of-way to 1888 and the platted town to 1890, and records 623 residents and twelve businesses in 1988; the Handbook of Texas lists rice, cotton, soybeans, corn, poultry, cattle and pecans among the local farm products. In the ACS 2020-2024, the decades before 2000 leave little behind: 88 housing units from the 1990s, 86 from the 1980s and 54 from the 1970s, plus 227 counted as built in 1939 or earlier with a margin of error of plus or minus 297, wider than the count itself.

The City's history page ties the town's growth in the 2000s to master-planned communities, and Bisnow counted eight of them in September 2020. Cross Creek Ranch covers 3,200 acres, and Community Impact reported on April 8, 2025 that fewer than 100 of its 6,100 homes were still unclaimed, with Jordan Ranch's roughly 3,000 homes expected to sell by the end of 2026. A City official told Bisnow that Fulshear issued about 65 new home permits in June 2019 and 250 in June 2020. The ACS counts 9,347 detached houses among the 10,121 units, about 92 percent by our arithmetic, and QuickFacts gives a 90.0 percent owner-occupied rate and a median owner-occupied value of $572,700; our Sugar Land numbers page sets Fulshear beside its neighbors.

The ground here carries the name of a neighbor, Katy, whose Katy town page covers its older slabs. The USDA NRCS official series description for the Katy series places the soil's type location 3.3 miles east of Fulshear's FM 1093 and FM 359 crossing, by FM 1463, and describes very deep, moderately well drained soils of moderately slow permeability, formed in loamy sediments of the Lissie Formation on flats farmed mostly for rice and also grazed. Below ground, the Fort Bend Subsidence District, whose boundary takes in all of Fort Bend County, reports Chicot/Evangeline groundwater levels in the north of the district down more than 160 feet from 1990 to 2021. On drainage, the City's building guide says Fulshear adopted Fort Bend County's drainage standards, including Atlas 14.

The City of Fulshear writes its own permit rules. Its adopted-codes page lists the 2015 International Codes, among them the building code under Ordinance 2017-1255 and the residential code under Ordinance 2016-1233, and leaves the fire code to the Fort Bend County Fire Marshal. The City of Fulshear's Planning Services page exempts "painting, papering, tiling, carpeting, cabinets, counter tops and similar finish work" from a building permit, sends other work to the Building Official for a permit first, fines unpermitted work $350.00 and registers contractors for $200.00. For a new house, the City's residential checklist asks for foundation details under a State of Texas registered engineer's seal.

Garage floor epoxy on Fulshear's young slabs and three-car garages

Most Fulshear houses stand on concrete poured since 2010, and a young slab is still shrinking and drying, so its age sets the schedule before color or flake does. Metzger/McGuire's Technical Bulletin T5 gives a rule of thumb: a new slab makes about 20-30% of its total shrinkage in the first 30 days, another 50-60% over the next 335 days, and 70-90% by the end of its first year. Sherwin-Williams writes that most epoxy and urethane systems need concrete at least 30 days old. On a garage less than a year old the joints are still opening, and the moisture test comes first. Our garage floor epoxy page shows every layer.

Fulshear households own many cars, and the garage has to hold them. Among the city's 8,984 owner-occupied homes, ACS table B25044 counts 5,748 with two vehicles, 1,305 with three and 1,132 with four. HomeGuide's national survey of February 2026 lists $2,300-$8,600 installed for three-car garages, which it sizes at 576-864 square feet; we found no survey that prices Fulshear itself, and the dated rows are gathered on our national epoxy cost page. On a floor that size, a flake system goes down in layers: Sherwin-Williams' Resuflor Deco Flake SB instructions throw decorative flake into a wet 10 to 12 mil epoxy base coat "TO EXCESS", then close it with a 16 mil grout coat and a urethane seal coat.

Fulshear's commutes are long: Census Reporter's ACS 2024 profile puts the mean travel time to work at 37.8 minutes, and Euclid Chemical's bulletin CP-22 explains that driving heats tires until the plasticizers in the rubber soften and leach out, which is what marks a floor finish. Euclid finds the worst marking on acrylic cure-and-seals, with their "minimal 'crosslinking'", and rates epoxy and urethane coatings, being much more crosslinked, less likely to mark. Preparation counts as well: an H&C-authored trade article says "Concrete preparation is the key to preventing hot tire pickup", so the slab is ground with diamond tooling until it matches the profile on the coating's sheet, and acid is not used.

Polyaspartic coatings for Fulshear patios, porches and sunny garages

A polyaspartic topcoat suits Fulshear's outdoor slabs because its makers rate it stable in sunlight, where epoxy sheets warn of color change. Laticrete writes that "most polyaspartics are UV stable and are suitable for exterior applications", while Sherwin-Williams' ArmorSeal 1000 HS sheet says "Epoxy coatings may darken or yellow following application and curing." Fulshear's patios are separate slabs by rule: the City's Residential Standards for Concrete and Steel set patio slabs at a minimum of 4 inches of 2500 PSI concrete with wire mesh and prohibit attaching new flatwork to the existing foundation, so a new patio meets the house at a joint. Our polyaspartic floor coating page covers the chemistry.

Speed is the other reason to choose it, and a Fulshear summer cuts into the working time. Laticrete warns that "Increases in temperature and/or humidity will shorten working time, dry time and recoat windows", and Citadel's comparison table gives its polyaspartic grout coat 20-40 minutes of working time. Hobby's 1991-2020 normals reach 92.9 degrees F for July highs and 93.5 degrees F for August, figures for outdoor air rather than for a slab, so slab temperature, air temperature, humidity and dew point are all read on site before a batch is mixed. Laticrete also says polyaspartics "will not breathe", so a patio that stays damp from below may be better served by a breathable penetrating sealer.

Winter sets the opposite limit. Houston/Hobby's 1991-2020 normal lows are 46.1 degrees F in January and 48.0 degrees F in December, again outdoor air, and the Rust-Oleum/Citadel specification for its decorative chip floor asks for "ambient room and floor temperature at 60 degrees F (15 degrees C) or above" from 72 hours before installation until after it. Laticrete, by contrast, says some polyaspartics can be applied below 0 degrees Centigrade. The sheet for the chosen product decides whether a cold Fulshear garage waits for a warmer week, and our Fort Bend slab and humidity guide sets the region's humid air and summer heat against the sheets' limits.

Metallic epoxy for game rooms and offices in Fulshear's larger houses

Metallic epoxy belongs on the interior slab of a Fulshear house, such as a game room, a study or a garage finished as living space, because its makers keep it indoors: Westcoat marks its Liquid Dazzle metallic system "For interior use only." The houses have the rooms for it. The ACS 2020-2024 gives Fulshear a median of 8.3 rooms per housing unit, against 6.6 for Fort Bend County as a whole (table B25018). Why the swirls set themselves during the cure, so that no two floors match, is covered on our metallic floor page.

A metallic finish shows the slab beneath it, so a young slab is ground flat and repaired first. Westcoat warns that Liquid Dazzle "may not hide epoxy patches, rough concrete or shot blast tracks"; its specification builds the system to 38-42 mils dry, and for the metallic layer it gives "Coverage of the EC-38 is approximately 50 square feet per gallon", spread "with a 1/8 inch notched trowel". Laticrete requires "Mock-ups and field test areas" before a full metallic floor, and where a sheet asks for a mock-up, it appears as a listed step in our written quote, with its own date.

A garage turned into a game room is more than a floor finish. The City of Fulshear's residential permit materials list "Remodel" as a class of work, and the Planning Services page sends anything outside its finish-work exemptions to the Building Official for a permit first, so we confirm that step before the floor goes down. Heat matters too: Westcoat says its EC-38 metallic epoxy may not go down "below 50 degrees F or above 90 degrees F", and Hobby's 1991-2020 normal highs pass 90 degrees F for three months running (91.0 degrees F for June, 92.9 for July and 93.5 for August). Station air is not slab temperature, so in a garage without air conditioning the slab and the air are measured first and each coat is booked inside the sheet's range.

Commercial floors in Fulshear: restaurants, offices and the new town center

A restaurant floor in Fulshear goes through the City, which, in the words of its step-by-step building guide, issues building and health permits while the County issues fire permits. The City's Master Fee Schedule lists a food establishment application fee of $125.00, a plan review fee of $500.00 and a pre-opening inspection fee of $120.00, with risk-category fees from $258.00 to $685.00, and Fort Bend County Environmental Health names Fulshear among the cities in its food service interlocal agreements. Our commercial epoxy flooring page covers kitchen and dining room systems in detail.

The floor itself answers to State food rules, which DSHS keeps as Chapter 228 in Title 25 of the Administrative Code, effective August 8, 2021; there DSHS "adopts by reference the U.S. Food and Drug Administration (FDA) Food Code 2017". Texas DSHS's Regulatory Code Quick Reference words Food Code 6-101.11 as floor materials that are "smooth, durable, and easily cleanable" and, indoors, "nonabsorbent", and 6-201.13(A) as floor and wall junctures "coved and closed to no larger than 1 mm (one thirty-second inch)". That points to a coved resin floor or, where hot water and steam reach the slab, urethane cement: Dur-A-Flex lists Poly-Crete HF at 1/4 to 3/8 inch thick, with "Light Traffic 6-8 hours" and "Full Service 3 - 5 days".

More commercial floor is on the way. Community Impact reported in January 2022 on a new 44,000-square-foot City Hall near Cross Creek Ranch and the Marcel Town Center, Bisnow in 2020 on a proposed 125-acre mixed-use development beside the historic downtown, and Community Impact again in April 2025 on Jordan Ranch's final commercial spaces, expected to fill by mid-2027. On tax, the Texas Comptroller's publication 94-116 makes the whole charge for nonresidential repair or remodeling taxable; the tax line on our quote follows the Comptroller's wording, and the Comptroller's office or your own tax adviser settles any question about a particular job.

Industrial floors in the business parks between Fulshear and the Katy Freeway

The industrial floors around Fulshear are mostly new, and several sit outside the city limits. The City's 2018 demographic update for its economic development corporations listed the 650-acre Twinwood Business Park, where MAN Diesel & Turbo planned a 137,000-square-foot facility for about 142 jobs; a 1 million square foot fulfillment building at Woods Road and the Katy Freeway, in southeastern Waller County; and Pintail Crossing, a 150-acre park announced in May 2018 just north of Fulshear's extraterritorial jurisdiction, with 2.2 million square feet of distribution space. Our industrial epoxy flooring page lists the systems for these floors.

New warehouse slabs bring timing rules for their joints. Metzger/McGuire's MM-80 epoxy joint filler, made with a Shore hardness of A90-95 to carry hard-wheeled traffic, "should not be installed prior to 30 days", and the maker's bulletin T5 reports that ACI and PCA recommend waiting 60-90 days after placement. Wheels then shape the system: Sherwin-Williams writes that steel against rubber wheels "affects the choice of aggregate, chemistry, and application method." Federal OSHA requires permanent aisles and passageways to be "appropriately marked" under 29 CFR 1910.176(a), makes yellow the caution color under 29 CFR 1910.144(a)(3), and in a 1972 letter accepts aisle lines 2 inches wide or more.

Battery and chemical rooms are where a novolac epoxy topcoat fits. Dur-A-Flex lists "Battery Storage" and "Secondary Containment" among the uses of Dur-A-Glaze Novolac and gives it full chemical resistance at 7 days at 70 degrees F, so chemicals stay off a new containment floor for its first week. Which permit office we call depends on the address: inside Fulshear it is the City's Building Official, and on unincorporated Fort Bend County land it is the County's Engineering Department, which issues development permits there and requires a commercial development permit for all commercial development.

Stained concrete on Fulshear patios, walks and newer interior slabs

Stain colors the slab itself, so on a Fulshear patio the City's flatwork standards show in the finished floor. Its Standards for Concrete and Steel call for full expansion joints of pressure-treated or redwood board three-quarters of an inch thick with an asphalt joint seal every 10 feet, over a subgrade of at least 2 inches of compacted bank sand. Those joints divide a stained patio into panels: the stain colors the concrete between them, and the joint material stays as it is. The ASCC Concrete Polishing Council's glossary defines an acid stain as a "Reactive solution of one or more metal salts stabilized by acid that produces coloration in a concrete substrate." Acid and water-based stains are set side by side on our stained concrete page.

Outdoors, the sealer decides how a stain wears. NRCS describes the Katy series, typed just east of town, as moderately well drained with moderately slow permeability, and Sika writes that slab moisture becomes a coating problem "when it becomes trapped beneath an impermeable film sitting on the surface". Prosoco says surfaces treated with its siloxane water repellent breathe and do not trap moisture, while H&C warns that surfaces sealed with its ClariShield "may be slippery when wet", a point on porch steps. HomeGuide's February 2026 staining survey, a national source, says "Stained concrete should be sealed every 1 to 3 years" and prices staining an existing floor from $3 to $15 per square foot.

Inside a newer house, a stain shows every hairline crack the slab has made while drying. PCA's IS177 puts drying shrinkage at about 1/16 inch in 10 feet, and NRMCA's CIP 4 notes that "Most random cracks that appear at an early age, although unsightly, rarely affect the structural integrity or the service life of concrete". Before color goes on, the surface is ground open: a dye has to soak in, and Sherwin-Williams' Form G-1 lists curing compounds and sealers among what must come off before a resin floor. We map the cracks and patches during the site visit, and the written quote names the ones that will still read through the color.

Polished concrete for Fulshear's new commercial and civic floors

Much of Fulshear's commercial floor is new or still planned, from the business parks near the Katy Freeway to Jordan Ranch's last commercial spaces, so a slab chosen for polishing here may well be a young one. A 2009 Concrete International article posted by the American Society of Concrete Contractors says a mix of 3500 to 4000 psi "is more than sufficient, especially when polishing commences at least 28 days after placement", and ACI 310.1-20, in section 3.1.4.1, asks for a surface Mohs hardness greater than 4. Stage by stage, the Concrete Polishing Council's glossary names the abrasive: grinding takes abrasives of "100 grit or lower", honing uses "diamond tooling within the 100-400 grit range", and polishing uses "diamond tooling that is 800 grit or higher". Our polished concrete floors page defines the gloss levels.

Grinding is the loud, dusty stage, and Fulshear regulates its hours. The City of Fulshear's Code Enforcement page makes it unlawful to "utilize any commercial or industrial power tools before 7:00 AM or after 8:00 PM on any day" without notifying everyone living within 200 feet at least ten days ahead, while its commercial construction hours run from 6:00 AM to 10:00 PM. Dust falls under federal OSHA's construction silica rule, 29 CFR 1926.1153: its Table 1 entry (xiii) lets a walk-behind grinder run with water fed to the cutting surface or with a "dust collection system recommended by the manufacturer" that has "a filter with 99% or greater efficiency", and indoors it asks for a "HEPA-filtered vacuum to remove loose dust in between passes". Our grinders run that way.

Wet grip matters at a restaurant or civic entrance. The Concrete Polishing Council's Position Statement #2 found that wet polished floors "significantly exceeded the required DCOF of 0.42, even at very high gloss levels", with slip resistance varying by gloss level rather than by aggregate exposure class. DCOF, the dynamic coefficient of friction, is a way to compare floors: the Tile Council of North America says it "does not predict the likelihood a person will or will not slip-on a given surface".

Concrete resurfacing and slab repair on Fulshear driveways, walks and garages

Concrete resurfacing in Fulshear means repairing a garage floor, patio, walk or drive that has cracked, scaled or worn, with a coating, stain or polish to follow. The City's Standards for Concrete and Steel shape how new and old concrete meet: new flatwork may not be attached to the house foundation, but where it ties into an existing slab the standard calls for #3 rebar dowels 12 inches long at 18 inches on center, set 6 inches into the old slab and epoxied. A Flatwork Permit covers drive approaches, sidewalks and paving for $95.00 residential or $300.00 commercial, and the work must start within 180 days of issue. Our concrete resurfacing page covers the repair products.

Water is the other cause of repair work. The NWS Houston/Galveston summary of Hurricane Harvey (August 25-29, 2017) lists FM 1093 and FM 359, the two roads that cross in Fulshear, among the Fort Bend roads that were impassable, without saying where along them, and its county summary has both the Brazos and the San Bernard at record flood levels. Before any new surface goes onto a slab that sat in water, the slab is cleaned, its damage repaired and its moisture tested, since Sherwin-Williams' Form G-1 ties excess slab moisture to "delaminating of non-permeable resinous systems". For an address in a mapped floodplain, the City's code has its own Chapter 22 on floods, and we ask the City before the work.

A slab that is moving needs more than a new surface. In Wolverine Coatings' preparation bulletin, a slab "crumbling, rocking back and forth, heaving, or sinking" is an "unlikely candidate for coating without repair", and the bulletin advises an evaluation "by a competent engineer or contractor when in doubt"; with new Fulshear foundations drawn under an engineer's seal, an engineer is the right first call when a house slab moves. For a sound but worn surface, Quikrete's Re-Cap data sheet allows anything from a feather edge up to half an inch, built in lifts a quarter inch or thinner, and Sakrete bars its Flo-Coat from concrete cured less than 7 days.

Fulshear floor coating questions

What does garage floor epoxy cost in Fulshear?

No price survey we found publishes a Fulshear figure, so the useful numbers are national. HomeGuide's February 2026 survey lists epoxy from $4 per square foot up to $10 installed, and $1,600-$5,800 for two-car garages, whose rows it sizes at 400-576 square feet. Flake, crack repair, the garage's size and a moisture-mitigating primer, where the slab test calls for one, all change the figure. Every dated row is listed on our floor coating cost page; the price for your own floor arrives in writing after we measure the garage and test the slab.

Does coating a garage floor need a permit in Fulshear?

The City's Planning Services page does not name floor coatings either way. It exempts painting, tiling, carpeting and similar finish work from a building permit, sends other work to the Building Official for a permit first, and sets a $350.00 fine for unpermitted work. When a job adds concrete, turns a garage into a room or touches the structure, the question goes to the Building Official before work starts, and we check each address's permit and floodplain rules with the City, or with Fort Bend County outside the city limits, as part of the quote.

How soon can a new Fulshear garage slab be coated?

For most epoxy and urethane systems, no sooner than about a month, and only once the slab passes the moisture test named on the coating's data sheet. Sherwin-Williams puts "the industry standard for curing concrete" at 28 days and writes that "Most epoxy and urethane systems require the concrete to be at least 30 days old before installation", while Wolverine Coatings adds that concrete may take longer to dry to allowable levels. Joint fillers wait longer still: Metzger/McGuire reports ACI and PCA advice of 60-90 days. With 1,997 Fulshear housing units built in 2020 or later in the ACS 2020-2024, new slabs are common here.

Can a Fulshear garage floor be coated in humid weather?

Yes, as long as both the concrete and the air in the garage fall within the product's printed limits, which on many mornings means waiting. Sika's Sikafloor-264 data sheet reads "Maximum ambient humidity 85 %" and wants the concrete's own temperature to sit 5 degrees F or more above the dew point, and in NOAA's long-term Houston Intercontinental tables (1969-2018) morning humidity averages 85 percent or higher every month, against 56 to 62 percent in the afternoons. Outdoor station figures are not garage readings, so our crew measures the garage before each mix.

Polyaspartic vs epoxy: which suits a Fulshear garage?

It depends on sun, slab moisture and how long the garage can stay empty. On the named data sheets, Laticrete's Spartacote Flex SB polyaspartic takes vehicles at 24 hours (70 degrees F, 50% RH) and holds slab moisture to 75% RH by ASTM F2170, while Sherwin-Williams' ArmorSeal 1000 HS epoxy waits 48-72 hours for heavy traffic at 77 degrees F and warns of yellowing. HomeGuide's November 2024 national page puts polyaspartic at $5-$12 per square foot, a step above epoxy's $4-$10. A west-facing door or a patio leans toward a polyaspartic top.

The City of Fulshear puts itself 20 minutes from the Katy Houston area, and Community Impact reports that the 5.9-mile Texas Heritage Parkway links FM 1093 to the Katy Freeway. Pecan Grove lies on Farm Road 359 in the Handbook of Texas, the same road that crosses FM 1093 in Fulshear. Sugar Land is home base for Epoxy Flooring Sugar Land Co.
